ROCHESTER, NY – IBC Engineering, an engineering consulting firm specializing in innovative design building systems, is proud to announce it has completed services for 175 Alexander Street Apartments in Rochester, NY.

Under the East House Apartment Programs this new building will serve individuals recovering from substance abuse and mental illness by providing them a chance to live independently.

IBC Engineering was selected to provide the following services for this project:

  • Mechanical Engineering Systems Design

  • Electrical Engineering Systems Design

  • Plumbing Engineering Systems Design

  • Fire Protection Systems Design

Specifically, the mechanical design enabled high efficiency gas fired furnaces with refrigerant cooling and thermal control for each apartment. The first floor office space is served by six high efficiency gas fired furnaces with refrigerant cooling located in the basement. All air conditioners are high efficiency and are strategically located out of sight on the roof.

Allowing for some future expansion, the electrical system design includes load centers in each apartment, as well as arc-fault-interrupter circuit breakers for residence safety. All lighting in commercial spaces included LED volumetric luminaires and down lights for comfort and efficiency. 90 minute emergency battery backup ballasts were also added in luminaires in egress paths to accommodate life safety requirements. Additionally, the tenant apartments received residential type LED luminaires with dimmer controls in the kitchen and living rooms to create a low anxiety atmosphere for each tenant. Finally, heavy-duty specification grade tamper resistant power receptacles were designed to provide the rigidity, safety and longevity.

To meet and exceed code requirements, 175 Alexander Street was equipped with a building-wide dry pipe fire suppression system and Automatic Fire Alarm System with Carbon Monoxide detection. Telecommunication and CATV cabling were also installed for ease of Owner provided equipment connection. Door access controls, intercom and CCTV security systems were also implemented for a higher level of residence protection.

To complete the $11 million construction project with M/E/P/FP construction costs of $2.55 million, the company worked closely with PLAN Architectural Studio and East House to ensure a smooth design process. This project was completed in March 2017 and is now serving the community.
