AVANT BUILDING

AVANT BUILDING

IBC provided M/E/P/FP engineering services for the reconstruction of this 15-story, 470,000sf building. The project transformed an obsolete Federal Office Building, originally constructed in 1971, into a mixed-use contemporary hotel, class “A” office space, and high-end luxury condominiums. Green Building elements such as recycling hundreds of tons of concrete, aluminum, and glass; engineering design of a high-efficiency HVAC system; use of LED lighting technology; and selection of an environmentally appropriate and functional glass curtain wall system were incorporated into the design.

WARNER CASTLE

SENECA PLACE ON THE COMMONS/CORNELL UNIVERSITY
The building consists of a 175,000 square foot nine-story mixed use facility incorporating both office and hotel space. HVAC systems analyzed were ASHRAE 90.1 compliant. A detailed analysis determined that a central station system povided the best energy savings and equipment longevity. The calculated energy savings was 1,083,524 kw/h per year, with an estimated cost savings of $124,605.00 annually. The project engineering incorporated Sustainable Building Design Standards which achieved a LEED™ Certifiable project.

Lakeview SRO

LAKEVIEW SRO

Newly constructed 38-Bed 39,000sf Single Room Occupancy (SRO) facility was developed to serve mentally disabled adults.  IBC Engineering provided Mechanical, Electrical, Plumbing and Fire Protection systems for all buildings. IBC Engineering also provided D.O.E. modeling and established design standards including LEED™ processes required to attain a LEED™ Certifiable project. IBC also provided EAP 1 Commissioning services for HVAC and Plumbing systems.
